Your garden room should take around 15 working days to complete from winding in the foundations to the last lick of paint. Sometimes they can take more if they are bigger or have shower rooms or other extra features.

Most of our cabins fall within permitted development legislation (they have to be a certain size and a certain distance from garden boundaries). We can advise on this during the initial site visit. If your garden room design falls outside of permitted development, such as living in a listed building or if it needs to be higher than 2.5 metres, we can take care of securing the relevant permissions from your local authority planning department.

Our garden rooms use the latest technologies in insulation so are suitable for use throughout the year. They are warm & cosy in the winter and cool and airy in the summer. Electric programmable eco convection heaters are fitted as standard. If you require air conditioning or underfloor heating, these can be fitted at an extra cost.

Our standard garden rooms are built under permitted development which does not allow for a habitable space. However, if you want to use your garden room as an annex or apartment, it will need planning permission and we can organise this for you.

All our garden rooms come with a 10 year structural guarantee (subject to certain conditions and maintenance). Our EPDM one piece rubber roofs come with a 50 year guarantee and our aluminium windows and doors come with a 10 year guarantee. There is no reason why your garden room can’t last a lifetime, just like your house, if looked after.

Yes they are. All our prices include armoured electrical cable connected to the consumer unit in your house and armoured internet cable connected to the router. Your garden room will contain a minimum of 4 double sockets, internet socket, heater and 6 down lighters. We can recommend suppliers for beautiful outdoor lights or wall lights if required.

No problem - we use ground screws for our foundations. Not only are these quick to fit, good for the planet and super reliable, but also they are good at creating a level foundation on uneven ground.

Don’t worry, we are very used to this, especially in Brighton. As all our garden rooms are built bespoke from the ground up, we can carry all our materials cleanly through your house and build the garden room in your garden, with minimum disruption and inconvenience.

Yes you can - we can supply and fit sedum roofs as an extra. Just ask for details.

We can offer a fully plastered internal finish or if you prefer, we can install wood panelling. On the outside, there are lots of different cladding options, from cedar or larch to powder coated steel. We will discuss this with you during our site visit and you can also have a look at our Instagram page or website for inspiration.

The cost very much depends on the size, location and specifications that you require. We will send you a detailed and itemised quote once we have conducted the initial site visit. To reserve your time slot, we require a 10% deposit. Then there will be 3 further staggered payments as the project moves forward. As an example, a recent 5m x 3m cabin with top of the range aluminium bifold doors, cedar cladding, engineered oak flooring, fully plastered and decorated and ready to move in cost in the region of £25,000.

We can clear your garden for you to prepare for the installation of the foundations. This includes removal of old trees, stumps and outbuildings if necessary. We will advise on this during the initial site visit.

Much of our work is in Brighton & Hove, Lewes and surrounding areas. However, we are very happy to consider travelling further afield so please get in touch to see if we can come to you, even if it’s not in Sussex.
